1. Pre-Drywall Inspection
This is done before the walls are closed up. It is the most important phase because it is the only time an inspector can see the framing, insulation, plumbing, and electrical before they get covered. If something is wrong here, it is far cheaper to fix it now than it will be later. Once the drywall goes up, you are dealing with a demo job.
2. Final Walkthrough Inspection
This happens near the end of construction, typically before your official builder walkthrough. The inspector goes through the completed home systematically and documents anything that needs to be corrected before you close. You bring that list to the builder and get it addressed in writing.
3. The 11-Month Inspection
This one is a game changer and most buyers skip it entirely. Most new construction homes in Florida come with a 12-month builder warranty. That means month 11 is your last real opportunity to submit a punch list before the warranty clock runs out. By that point you have lived in the home long enough for the house to settle, for defects to show up, and for you to have tried everything out. An inspector coming through at that stage can find issues that were invisible on closing day.
