What is the Hometown Heroes Program?

The Florida Hometown Heroes Housing Program makes homeownership affordable for eligible frontline community workers such as law enforcement officers, firefighters, educators, healthcare professionals, childcare employees, and active military or veterans

Starting July 1st, 2023 the Live Local Act will put another $100 million into the program and extend it to all working Floridians! This program provides down payment and closing cost assistance to first-time, income-qualified home buyers so they can purchase a primary residence in Florida.

How much money are buyers eligible to receive? 

New guidelines allow up to $35,000 for down payment and closing cost assistance!

Homebuyers can now purchase up to $721,000 with minimal to zero funds of their own.

How does the program work?

Eligible homebuyers will receive down payment and closing cost assistance at closing in the form of a 0%, non-amortizing, 30-year deferred second mortgage that has no interest or monthly payments for the entire duration of the loan. The loan is paid back only upon sale, refinance, total loan payoff, or if they vacate the property.

Eligibility Requirements

Full-Time (35 hours per week) Florida based worker

First-Time Homebuyer (has not owned a primary residence within the past 3 years)

Minimum Credit Score of 640

Veterans are eligible (first-time homebuyer requirement does not apply)

Self-employed buyers are eligible with valid Florida business license. This includes Real Estate Agents.

Income Limits

Income limits are for qualifying borrowers only. Non-borrowing spouse income is not included if not on loan application. Co-signors are allowed if total combined income is within limits.

Miami-Dade County: $154,800
Palm Beach County: $146,100
Broward County: $144,000
St. Lucie County: $128,250
Orange County: $131,700
